It’s not a surprise to say that the market has slowed down over the last few years since the pre-pandemic boom of the housing market.
Since the increase of the Bank of Canada rates, many people have been weary on moving forward to purchase new properties and have decided to stay put until the rates come down.
Luckily, in June, the Bank of Canada finally did a rate reduction; although not a massive cut, this did cause a 3.7% increase in national homes sales compared to May sales (CREA, 2024). The Canadian Real Estate Association (CREA) expects that the second half of this year we will see a slow return of buyers in the housing market!

To determine how much your house is worth depends on a few factors. Essentially, your Realtor will do a Comparative Market Analysis (CMA) where they will look at the prices of recently sold homes in your area that are similar in terms of location, style, and surrounding amenities.

To answer this plainly, it could take from 1 week up to 3-6 months. However, there are a few factors that come into play when it comes to this particular question.
Location, location, location! It will make a vast difference in selling your residence. Sales in the city of Toronto will be vastly different than the countryside of Northern Ontario. Where there is a higher demand, there will be a higher likelihood of a quicker sale.
Housing Market will also be a confounding variable. When you are in a buyers market, where supply exceeds demand, houses will generally take longer to sell as buyer’s are more particular and will not fret from pressures to make quick decisions. However, if in a sellers market, as it was during the pandemic, the opposite is true and we see more buyers than homes and homes are sold within a week.
Home conditions and seasonal factors may also come into play. People don’t enjoy moving during winter months, it is more appealing to move in dryer/warm weather than cold/wet conditions. Also, buyers with young children look to move after and before the school year starts to have their children settled in. The condition of your home also could make the world of a difference. It is imperative that the space is decluttered as to make the spaces look larger. The goal is to have potential buyers to envision themselves in your home, so depersonalizing the home is helpful.

Sellers are always nervous about the possibility that they will be unable to find a home they like prior to their closing date. It is important to know that closing dates for homes are always negotiable! Also, there are many new construction built homes that are hitting the market, so that is always a potential avenue that could be explored.
